A draft of a new bill has been released by the central government of India. The bill has been prepared by the Department of Land Resources under the Ministry of Rural Development and has been named the Registration Bill, 2025. The new bill has been written to make the operations related to property registration quicker and smoother by shifting from the traditional paper-based processes to digital ones.

If the bill does get passed, it will be a major update of the 117-year-old Registration Act of 1908. The central government has opened the bill for public feedback till 25th June 2025.

The major features of the new bill concerning Online Property Registration are laid down below for one’s better understanding and reference.

1. Digitisation

The primary objective of the Registration Bill, 2025, is to modernise and digitise the functions concerning property registration. All the operations related to the registration of immovable property would be shifted from the old paper-based functioning to online functioning.

2. Electronic Records

All the documents needed in the whole process of property registration, such as registration certificates, are maintained digitally along with an Aadhaar-based verification system with consent.

3. Registration Of Critical Documents

The new bill concerning Online Property Registration has also proposed the registration of critical documents like agreement to sell, power of attorney, sale certificates, and equitable mortgages, which were not included before in the Registration Act of 1908.

4. Linking With Registration Systems

The draft of the Registration Bill, 2025, also suggests linking various registration systems with other record-keeping agencies to make the data related to properties secure and authentic. This would also minimise the instances of malpractices like fraud.

Conclusion
